“Clean the lobby” means different things to different people. Get it listed — glass, mats, mailbox fronts, elevator tracks, handrails. A missing line on paper usually means a missing job in real life.

Frequency per area, not per building
Lobbies and elevators usually need more visits than stairwells. A good scope sets the schedule area by area, so effort goes where the traffic is.

Who holds your keys and fobs
Ask for a signed key agreement, and how access is logged and returned. If nobody can answer that clearly, keep looking.

What happens when something is missed
Agree a fix-it window in writing, before you ever need it. It turns a complaint into a quick, routine call.

Proof of insurance and WCB
Ask for the certificate itself, not just a “yes”, and check it names your company where your agreement requires.
